If you did not receive a letter, you may still request a review. NJPTC will examine the assessment, available property information, recent sales or income evidence, and potential savings before recommending whether to proceed.

For income-producing and owner-occupied commercial property, the review may include rents, leases, occupancy, expenses, capitalization rates, comparable sales, property condition, and market demand.
Residential Property
For homes and other residential property, NJPTC reviews the assessment, applicable equalization ratio, recent sales, location, size, condition, renovations, and other features that may affect value.

Clear Recommendation: Explain whether the property appears worth pursuing and identify any unfavorable valuation issue found during the review.
Contingency Fee Terms: State the proposed fee in the engagement agreement before any work begins. If there are no tax savings, there is no NJPTC contingency fee.
