RESIDENTIAL PROPERTY TAX CONSULTING

Residential Property Tax Appeal Consulting in New Jersey

Commercial property in New Jersey reviewed for a potential property tax appeal.

NJ Property Tax Consulting LLC provides a No-Fee Review for New Jersey homeowners who want to understand whether an assessment appears supportable and whether a reduction may be worth pursuing.

Who this is for

This service is for New Jersey homeowners who want a property-specific assessment review, including owners who:

  • Received a targeted NJPTC letter or a new assessment notice

  • Purchased the home recently and want the sale reviewed against the assessment

  • Own a home with condition, damage, location, size, lot, or amenity issues that may affect value

  • Believe recent comparable sales may support a lower market value

  • Received a new value after a municipal revaluation or reassessment

A residential review is based on market value and property evidence

A residential assessment is not evaluated by comparing tax bills with a neighbor. NJPTC reviews the current assessment, the municipality's applicable equalization ratio, the property's implied market value, recent comparable sales, the subject property's sale history, and physical characteristics that may affect value.

A review may be useful when the implied market value appears higher than recent market evidence, when the home was purchased for less than the value suggested by the assessment, or when condition, damage, deferred maintenance, location, size, lot, renovations, or amenities may not be reflected accurately. A recent sale or high tax bill does not automatically guarantee a reduction.

Information that may help

  • Current tax bill or assessment notice

  • Property address or block and lot

  • Recent purchase contract, closing statement, and purchase appraisal

  • Property record card, if available

  • Photographs and details about condition, damage, or deferred maintenance

  • Information about renovations, additions, size, lot, and amenities

  • Any inspection request, assessment notice, or municipal correspondence

NJPTC estimates whether the assessment appears supportable and whether a reduction could provide meaningful tax savings. If there is a reasonable basis to proceed, NJPTC explains the projected savings, proposed contingency fee, and next steps before the homeowner signs an engagement agreement. Frequently asked questions

Does a high property tax bill mean my home is over-assessed?

No. The amount of tax depends on the assessment and the local tax rate. A review focuses on whether the assessment is supportable under the applicable market-value and equalization-ratio standards.

Does a recent purchase price prove the assessment should be reduced?

Not automatically. A recent arm's-length sale near the assessment date can be important evidence, but the sale circumstances, property condition, equalization ratio, and other market evidence still matter.

Could my assessment increase?

An assessment can increase in some circumstances. NJPTC reviews the available information for unfavorable valuation issues before recommending that a homeowner proceed.

Do I need an appraisal for a residential property tax appeal?

Not every matter requires an appraisal. NJPTC first evaluates comparable sales, purchase documents, property information, condition, and other valuation evidence. An independent appraiser is responsible for any appraisal report and opinion of value.
